A non refundable down payment of $25,000 is due on auction day by succesful bidder in the form of a certified check or personal check with a bank letter of guarantee. Balance is due in full within 30 days. Property will be sold in its present condition with no warrantees implied at any time. Seller agrees to pay for a 1 year home warranty.
